Clean Exit for a Fairfax Mixed-Use Property
Challenge:
The owner of 137 Center Blvd in Fairfax had a unique mixed-use property with a commercial storefront in front and a residential home in back. The original plan was to use the commercial space as an office and live in the residence, but as is often the case, even well-thought-out plans have a way of changing.
Both units were rented, and over time what had once been a flexible real estate investment became increasingly management-intensive and more complicated than the owner wanted to carry forward.
With one commercial tenant, one residential tenant, and Fairfax tenant regulations to navigate, the goal was clear: create a cleaner, simpler exit.
